Role Overview:
The Senior Acquisitions Associate (Sentry Realty) will play a critical role in identifying and evaluating Manhattan office investment opportunities across Midtown, Midtown South, and Downtown.
This role combines rigorous underwriting with active market coverage and relationship development.
Responsibilities
Market Coverage & Relationships
Maintain active relationships with Manhattan office investment sales brokers
Develop and strengthen lender relationships across banks, bridge lenders, and debt advisors
Track market activity in real time and identify actionable opportunities
Source both marketed and off-market investment opportunities
Represent the firm professionally in broker meetings and industry events
Underwriting & Financial Analysis
Build detailed financial models from scratch in Excel
Underwrite multi-tenant office assets with lease rollover exposure
Analyze:
Lease expiration schedules
Tenant credit quality
Renewal probability assumptions
Downtime and absorption timing
TI/LC exposure and future capital requirements
Stress test exit cap rates, leasing velocity, and refinance risk
Evaluate debt sizing and capital stack strategies
Transaction Execution
Assist with LOI structuring and negotiation
Coordinate legal, financial, and physical due diligence
Interface directly with brokers, lenders, attorneys, and consultants
Support transaction execution through closing
Investment Analysis & Communication
Prepare concise investment memoranda
Clearly articulate key risks and downside scenarios
Present underwriting assumptions with discipline and clarity
Qualifications
3–6 years of experience in:
Manhattan office investment sales
Office acquisitions
Real estate private equity with NYC office exposure
Existing relationships with Manhattan office brokers
Familiarity with active NYC office lenders and debt structures
Direct experience underwriting Manhattan office assets
Strong familiarity with Midtown, Midtown South, and Downtown submarkets
Advanced Excel modeling skills (must build models independently)
Experience participating in live transaction execution

Salary: The anticipated base salary is $150k - $175k annually. Actual compensation will be determined based on a variety of factors including, but not limited to, experience, skills, education, internal equity, and location.
