Overview
Join Sunstone Property Management as a Service Manager and play a pivotal role in maintaining the exceptional quality of our communities. In this full-time position, you’ll be responsible for overseeing community maintenance, service, and repairs, ensuring a safe and comfortable environment for all residents. Reporting to the Community Director, you’ll support one or multiple locations, leading a team of service professionals and ensuring efficient and effective maintenance operations.

Duties & Responsibilities
Leadership
· Lead and manage the service team, providing guidance, training, and support to ensure high performance and professional development.
· Oversee administrative and maintenance duties, ensuring tasks are completed efficiently and to high standards.
· Foster a positive and collaborative team environment, promoting teamwork and effective communication between the team and Community Director.
Maintenance & Repair
· Responsible for the overall physical condition of the community, including maintenance.
· Respond to resident service requests, performing maintenance or making repairs personally or through site staff, and requesting vendor services when necessary.
· Perform pre-move out and rent-ready inspections, documenting unit condition and appropriate security deposit retention charges for damage beyond ordinary wear and tear.
· Oversee and perform unit turnover work, including minor repairs and vendor service coordination.
· Maintain mechanical equipment and perform preventive maintenance as required.
· Ensure cleanliness of common areas, amenity spaces, clubhouse, lobbies, corridors, elevators, and stairwells.
· Maintain pool and spa water chemistry and filtration systems in accordance with industry standards and health department requirements.
· Manage irrigation and landscape areas, ensuring efficient water management, plant health, and clean appearance of landscape areas, including hardscape and curbing.
· Perform routine inspections of the community and ensure proper operation of building systems.
· Oversee energy demand and consumption for meters.
· Monitor water and electricity usage in common areas to maximize efficiency.
· Obtain vendor bids as requested for repairs and improvements.
· Monitor appliance and equipment warranties to ensure service life.
· Ensure proper use of Personal Protective Equipment and follow all safe work practices.
Administrative
· Maintain accurate records of all maintenance and repair work.
· Complete service requests and follow-up to ensure resident satisfaction.
· Lead in organizing and maintaining inventory of tools, equipment, and supplies.
· Participate in on-call rotation for emergency maintenance requests.
General
· Perform any additional duties assigned by the Community Director or other leadership as needed.
· Conduct all business in accordance with Skyline’s policies and procedures, Fair Housing, Americans with Disabilities
Act, Fair Credit Reporting Act, and all other Federal and State laws.
Experience
2+ years’ experience in multifamily maintenance or a similar background required.
Skills
Strong leadership skills with the ability to manage and motivate a team.
Knowledge of how to maintain, repair, diagnose, and correctly install or replace equipment and machinery.
Firm technical knowledge of blueprints, diagrams, mechanical engineering schematics, and electrical diagrams.
Excellent communication skills to explain technical problems to laypeople.
Strong knowledge of the industry and the general requirements of different equipment types.
Precise written communication abilities for filing repair, installation, and maintenance reports.
Physical stamina to handle complex tools and heavy equipment and move through confined spaces.
Ability to work with minimal supervision while using technical judgment regarding complex tasks.
Physical
Ability to lift and carry up to 80 pounds occasionally and 30 pounds frequently.
Capability to work in various environmental conditions including heat, cold, rain, and snow.
Frequent standing, walking, bending, and kneeling.
Ability to climb ladders up to 32 feet and work at heights.
Manual dexterity to handle tools and perform repairs.
Travel
· Must have a valid U.S. Driver’s License & Automobile Insurance
· Ability to operate company vehicles such as the community golf cart
· May need to utilize personal transportation to inspect apartment community and surrounding neighborhood, make corporate office visits, as well as required on-call travel.
Education
· Must have GED/High School Diploma or better
· Prefer EPA and CPO certification. May be required to obtain within 90 days of employment.
