The Senior Vice President – Real Estate Acquisitions will lead financial underwriting, investment evaluation, deal structuring, and yield optimization for real estate assets under consideration for acquisition. This role is responsible for evaluating investment opportunities, structuring transactions, conducting comprehensive due diligence, and presenting investment recommendations to senior leadership and investment committees.
The ideal candidate will bring strong expertise in real estate financial modelling, REIT structures, transaction execution, and investment strategy, ensuring that acquisitions align with portfolio objectives and deliver optimal risk-adjusted returns.
Requirements:
Key Responsibilities
Investment Underwriting & Financial Modelling
• Develop detailed asset-level financial models including rental cash flow projections, escalation structures, vacancy assumptions, step-up rentals, fit-out amortization, and lock-in period analysis.
• Evaluate key financial metrics including Internal Rate of Return (IRR), equity yield, cash-on-cash returns, and leveraged vs. unleveraged return scenarios.
• Conduct sensitivity analyses to assess performance under different market and operational conditions.
• Structure REIT-aligned payout models, incorporating rent-free periods, staggered rental schedules, and distribution structures.
Yield Optimization & REIT Structuring
• Calculate and optimize distributable surplus for investment assets.
• Analyze Net Operating Income (NOI) normalization, Weighted Average Lease Expiry (WALE), tenant credit strength, and renewal probabilities.
• Develop return frameworks incorporating subleasing income, capital expenditure reserves, debt servicing obligations, and exit capitalization assumptions.
• Prepare post-tax financial projections and return analyses.
Transaction Leadership
• Lead end-to-end transaction discussions with developers, property owners, and counterparties from initial engagement through term sheet negotiations.
• Collaborate with legal and finance teams to structure and finalize NDA, LOI, and definitive agreements.
• Drive negotiations to secure commercially favorable transaction structures.
Due Diligence & Risk Assessment
• Lead the commercial due diligence process for assets under evaluation.
• Coordinate with legal advisors, technical consultants, and tax experts to assess risks and validate investment assumptions.
• Conduct detailed financial underwriting, cash flow modeling, and sensitivity analysis.
• Assess tenant covenant strength, lease structures, and long-term income sustainability.
• Review legal, regulatory, tax, and technical diligence findings and incorporate them into valuation frameworks.
• Identify transaction risks and recommend mitigation strategies.
• Evaluate capital expenditure requirements and potential value enhancement opportunities at the asset level.
• Support investment committee materials with comprehensive commercial analysis and risk-return assessments.
• Ensure alignment between diligence outcomes and final bid pricing decisions.
• Conduct micro and macro market analysis to inform acquisition strategies and valuation assumptions.
Investment Committee & Board Engagement
• Prepare comprehensive Investment Committee (IC) memoranda outlining transaction rationale and financial projections.
• Present investment theses and defend assumptions using detailed data analysis.
• Provide scenario-based insights under varying macroeconomic conditions.
Portfolio Strategy & Optimization
• Evaluate portfolio diversification strategies, sector exposure limits, and tenant concentration risks.
• Develop frameworks for screening and prioritizing acquisition opportunities.
• Build dashboards and reporting systems to track portfolio performance and asset-level metrics.
