Senior Trade Manager
The Senior Trade Manager is responsible for enterprise-wide governance of a national facilities program across the portfolio, with accountability for operational performance, asset reliability, compliance, vendor management, and capital planning. This role serves as the company’s authority for technical standards, recurring issue mitigation, lifecycle strategy, and execution oversight for key building systems and related programs. The ideal candidate brings deep technical and operational expertise, strong financial acumen, and the ability to lead cross-functional initiatives that improve portfolio performance, reduce risk, and support scalable growth. This is a senior-level role with broad enterprise influence, requiring strong leadership, strategic thinking, and the ability to provide clear analysis, recommendations, and action plans to senior stakeholders.
Core Responsibilities
• Serve as the enterprise owner for a national facilities program across a large property portfolio.
• Establish and maintain standardized technical standards, specifications, and operating frameworks across markets.
• Lead governance over recurring maintenance, repair, replacement, retrofit, and new installation programs.
• Define compliant corrective-action pathways resulting from audits, inspections, regulatory findings, and operational reviews.
• Identify, assess, and mitigate operational, compliance, and asset-performance risks that could affect business continuity, safety, insurability, or legal operability.
• Own financial oversight for assigned programs, including budget planning, forecasting, variance analysis, and monthly reporting.
• Prepare and present P&L reporting, KPI dashboards, state-of-the-business summaries, and action plans to senior leadership.
• Monitor trends, anomalies, and cost drivers to improve performance and optimize spend.
• Develop multi-year capital strategies and lifecycle plans aligned to asset condition, regulatory requirements, and portfolio risk.
• Govern vendor selection, qualification, pricing negotiations, and performance management across the national vendor ecosystem.
• Ensure quality control, compliance, execution discipline, and cost control across all vendors and consultants.
• Lead standardized programs and controls that support safe portfolio growth and efficient onboarding of new assets.
• Partner with cross-functional teams to support enterprise initiatives and operational priorities.
• Use data and analytics to track inspections, issues, costs, performance trends, and vendor outcomes.
• Develop reporting and dashboards that improve visibility, support executive decision-making, and drive accountability.
• Lead field validation efforts as needed to confirm scope, quality, and execution of major projects.
• Communicate proactively and effectively with internal stakeholders, leadership teams, and external partners.
• 10+ years of experience in facilities management, trade management, construction, asset management, or a related field.
• Bachelor’s degree in Construction, Engineering, Business, Facilities Management, or a related field preferred.
• Demonstrated ability to lead enterprise-level programs across a large, multi-site portfolio.
• Strong financial acumen with experience in P&L management, budgeting, forecasting, and variance analysis.
• Ability to prepare and present executive-level reporting, KPIs, and action-oriented recommendations.
• Strong analytical skills with the ability to turn data into insights and decisions.
• Experience developing standards, processes, and governance frameworks across multiple markets.
• Strong vendor management, negotiation, and performance oversight experience.
• Ability to manage cross-functional relationships and influence at senior levels.
• Excellent written and verbal communication skills.
• Ability to read and interpret technical documents, scopes, specifications, and related materials.
• Willingness to travel as needed.
