Position Summary
The Senior Preconstruction Manager leads preconstruction activities for assigned projects from conceptual planning through project turnover for complex construction projects for Higher Education, Commercial, and Multi-Family clients, typically ranging from $25M–$100M. The role is responsible for project planning, estimating, value management, procurement strategy, subcontractor engagement, and buyout activities, while leading project-specific preconstruction teams comprising 1–2 supporting Preconstruction Managers.
Working closely with clients, design teams, operations personnel, and trade partners, this position serves as a key project leader, aligning scope, budget, schedule, and overall project strategy to support successful project execution and transition to construction.
This role offers opportunities to contribute to process improvements, departmental initiatives, and the evolution of preconstruction technologies and best practices across the organization.
Key Responsibilities
Preconstruction Leadership:
Lead preconstruction efforts for assigned projects from conceptual design through construction document completion and turnover to operations.
Manage project-specific preconstruction teams consisting of 1–2 supporting Preconstruction Managers.
Coordinate estimating, scheduling, procurement planning, VDC integration, logistics planning, and risk management activities.
Lead design phase coordination efforts with clients, consultants, and internal stakeholders.
Support constructability reviews and identify scope gaps, coordination issues, and project risks during design development.
Collaborate with operations teams to ensure a seamless transition from preconstruction into construction.
Estimating & Cost Management
Prepare and lead conceptual budgets, estimates, and cost plans throughout all phases of design.
Develop quantity takeoffs, pricing analyses, value management exercises, and option studies.
Lead subcontractor solicitation efforts, bid leveling, scope reviews, and proposal evaluations.
Prepare bid tabulations, scope sheets, estimate narratives, and budget presentations.
Monitor market conditions, escalation trends, labor availability, and procurement risks.
Present estimates and cost strategies internally and to clients.
Procurement & Buyout
Lead procurement and buyout efforts for assigned projects with oversight from the Director of Preconstruction.
Develop procurement strategies and long-lead material plans.
Coordinate subcontractor interviews, scope alignment meetings, and recommendation efforts.
Support subcontractor award and project turnover activities to ensure seamless transition into construction operations.
Client & Team Leadership
Lead client meetings, design workshops, and project presentations.
Support proposal development, RFP responses, and interview efforts.
Mentor and support junior preconstruction staff.
Build and maintain strong relationships with owners, design teams, subcontractors, and internal stakeholders.
Qualifications
Minimum 8–12 years of experience in construction estimating and preconstruction management.
Strong knowledge of commercial construction practices, building systems, and market conditions.
Excellent analytical, organizational, and problem-solving skills.
Strong verbal and written communication abilities.
Proficiency in estimating, scheduling, and project management software platforms.
Collaborative leadership style with the ability to mentor junior staff and work effectively across departments.
Preferred Experience
Experience leading preconstruction efforts on projects ranging from $25M–$100M
Higher Education, Commercial, and Multifamily experience preferred.
Ground-up construction experience preferred.
Compensation and Benefits
The estimated salary range for this position is $165,000 - $190,000 annually, representing the company’s good-faith and reasonable estimate of potential compensation at the time of posting. The final offer will be based on factors such as experience, skills, responsibilities, and current market conditions.
