Position Objective
The Conceptual Preconstruction Manager plays a crucial role in the preconstruction phase, providing accurate and comprehensive cost estimates for a variety of construction projects, with an emphasis on Multi-Family. Working closely with the Operations leaders and business development team, you will be responsible for evaluating project feasibility, analyzing conceptual designs, and preparing preliminary estimates to support the decision-making processes. Building strong client relations and trust throughout the process is crucial.
Essential Job Functions
Conceptual Estimation
Conduct detailed reviews of project specifications and drawings to understand project scope and requirements
Collaborate with project stakeholders to understand project scope, objective, and constraints, including associates on the preconstruction team, operations leaders, business development, marketing and Clients.
Analyze conceptual designs, drawings, and specifications to develop accurate cost estimates for construction projects
Utilize industry-standard estimating software and tools to ensure precision and consistency in estimates
Obtain trade partner input on pricing efforts, depending on the development phase of the drawings provided
Lead client conversations and meetings with an emphasis on strong communication, both written and verbal.
Understand the client vision, collaborate effectively, provide timely responses that are accurate, thorough and exude confidence.
Confidently be able to present estimates to Clients and other development partners
Cost Management
Maintain and update a comprehensive cost database, incorporating current market trends, material costs, and labor rates
Create cost models to estimate the overall project cost, including labor, materials, equipment, overhead, and profit
Collaborate with the project team to explore cost-saving alternatives without compromising the project’s functionality or quality
Leverage historical cost data from similar projects to establish baseline costs for various construction elements
Validate subcontractor pricing, quantities, labor assumptions and unit prices
Be prepared to offer cost-effective solutions to budget problems
Facilitate handoffs from pre-construction to the operations team when transitioning to construction or handoff when the budget turns into a bid.
Supporting Job Functions
Work closely with project managers, architects, engineers, and subcontractors to gather relevant information and insights
Present and communicate cost estimates to internal teams in a clear and concise manner
Qualifications and Requirements
Basic Qualifications
Minimum of (10) years of estimating experience including conceptual estimating, specifically Mult-Family.
Bachelor’s degree in Construction Management, Architecture, Engineering, or any equivalent combination of education and construction experience
Proven experience as a Conceptual Estimator in the construction industry
A valid driver’s license is required
Proficiency in navigating project scheduling software and Microsoft Office suite
