We are looking for two knowledgeable, team-oriented candidates to join our Facilities Technician team at our Westwood Villas resort in Lake Harmony, PA!
Work Type: Full-time, year-round.
Work Schedule: 8AM - 4:30PM. 40 hours a week.
This position requires weekend availability.
Must be available for rotating on-call schedules.

Position Summary:
Responds and attends to guest repair requests. Communicates with guests/customers to resolve maintenance issues. Performs preventive maintenance on tools and equipment, including cleaning and lubrication. Visually inspects tools, equipment, or machines. Carries equipment (e.g., tools, radio). Identifies, locates, and operates all shut-off valves for equipment and utility shut-offs for buildings. Maintains maintenance inventory and requisition parts and supplies as needed. Assures each day’s activities and problems that occur are communicated to the other shifts using approved communication programs and standards. Displays thorough knowledge of building systems, emergency response, and building documentation including reading standard blueprints and electrical schematics concerning plumbing and HVAC. Displays advanced engineering operations skills and general mechanical ability. Display professional journeyman level expertise in at least three of the following areas with basic skills in the remaining: air conditioning and refrigeration, electrical, plumbing, carpentry and finish skills, mechanical, general building management, pneumatic/electronic systems, and controls, and/or energy conservation. Displays solid knowledge and skill in the safe use of hand and power tools and other materials required to perform repair and maintenance tasks. Safely performs highly complex repairs of the physical property, electrical, plumbing, and mechanical equipment, air conditioners, refrigeration, and pool heaters - ensuring all methods, materials and practices meet company standards and Local and National codes - with little or no supervision.
Performs routine inspections of the entire property, noting safety hazards, lack of illumination, down equipment (such as ice makers, fans, extractors, pumps), and take immediate corrective action. Inspect and repair all mechanical equipment including, but not limited to appliances, HVAC, electrical and plumbing components, diagnose and repair of boilers, pumps, and related components. Uses the Lockout/Tagout system before performing any maintenance work. Displays thorough knowledge of maintenance contracts and vendors. Displays advanced knowledge of engineering computer programs related to preventative maintenance, energy management, and other systems, including devices that interact with such programs. Performs advanced troubleshooting of hotel Mechanical, Electrical, and Plumbing (MEP) systems. Act in a supervisory role in the absence of supervisors and/or management. Displays ability to perform Engineer on Duty responsibilities, including readings and rounds training, scheduling, evaluating, counseling, disciplining, and motivating and coaching Team members.
Key Duties/Accountabilities
Displays advanced engineering operations skills and general mechanical ability.
Evident professional journeyman level expertise in at least three of the following areas with basic skills in the remaining: air conditioning and refrigeration, electrical, carpentry and finish skills, mechanical, general building, pneumatic/electronic system, and controls, and/or energy conversation.
Reports work related accidents, or other injuries immediately upon occurrence by completing an incident report and alerting HR and Management.
Follows policies and procedures for the safe operation and storage of tools, equipment, and machines
Identifies and corrects unsafe work procedures or conditions and/or report them to management and security/safety personnel.
Follows property specific procedures for handling emergency situations (e.g., evacuations, medical emergencies, natural disasters).
Uses proper equipment, wear appropriate personal protective clothing (PPE), and employ correct lifting procedures, as necessary, to avoid injury.
Maintains daily logs of operation, maintenance, and safety activities, including test results, instrument readings, and details of equipment malfunctions and maintenance work.
Reports any serious maintenance problems, unusual findings, or safety hazards immediately to the manager/supervisor.
Maintains proper maintenance inventory and requisition parts and supplies as needed.
Identifies, locates, and operates all shut-off valves for equipment.
Calibrates all controls, gauges, meters, and other equipment as required.
Assists in training mechanical level and other departmental hires on equipment, policies, and procedures.
Uses the Lockout/Tagout system before performing any maintenance work.
Ensures that all flammable materials are stored in OSHA (Occupational Safety and Health Administration) and EPA (Environmental Protection Agency) approved containment devices.
Recommends replacement of defective/outdated appliances, electronics, and equipment.
Performs preventative maintenance on tools and equipment, including cleaning and lubrication.
Installs and maintain appliances, electronics, and equipment.
Safety and Accident Prevention
Follows company and department safety and security policies and procedures to promote a clean, safe, and secure environment.
Completes appropriate safety training and certifications to perform work tasks.
Follows policies and procedures for the safe operation and storage of tools, equipment, and machines.
Follows Hazardous Material Management Program procedures for handling and disposing of chemicals, fertilizer, pesticides, blood borne pathogens, etc., including using Material Safety Data Sheets (MSDS).
Uses proper equipment, wear appropriate personal protective clothing (PPE), and employ correct lifting procedures, as necessary, to avoid injury.
Identifies and corrects unsafe work procedures or conditions and/or report them to management and security/safety personnel.
Maintains proficiency of fire sprinkler and emergency power system and be familiar with the duties and responsibilities of the Fire and Emergency Rescue Teams.

Preferred Qualifications

High school diploma or G.E.D.; or one to three month’s related experience and/or training; or equivalent combination of education and experience.
Two years of work-related experience.
Technical Trade or Vocational School Degree.
OSHA and other engineering related certifications.
