Enterprise Management Solutions, LLC (EMS) provides business infrastructure, staffing, and sales enablement for companies in real-estate, property management, hospitality and service-based industries. This role supports a U.S. property-management client seeking growth in rental community contracts, leasing packages, and resident service programs.
POSITION OVERVIEW
The Property Management Solutions Sales Consultant will convert qualified leads into contracts for property management services, leasing programs, and resident-service solutions. You will engage with owners, investors, developers, and community managers, present service offerings, negotiate terms, and close deals. Leads are provided; your role is to handle the consultative sales and contract closure.
LOCATION: Remote – Philippines

ACCOUNTABLE TO: Chief Marketing & Sales Officer
WORK SCHEDULE: Monday–Friday, 8:00 AM–5:00 PM EST (U.S. Eastern Time)
CLASSIFICATION: Full-Time, Remote – Independent Contractor
KEY RESPONSIBILITIES
Reach out to and follow up with inbound leads from marketing campaigns or referrals.
Conduct discovery calls with property owners, park managers, or residential community developers to identify needs (leasing, property management, resident services).
Present service packages (property management, resident retention, leasing, amenities) clearly and persuasively.
Negotiate contract terms (duration, service scope, pricing) within approved guidelines.
Secure signed agreements and ensure handoff to operations/staffing team.
Maintain detailed records in CRM: conversations, proposals, status updates.
Meet or exceed monthly/quarterly sales targets (contracts signed, service plans initiated).
QUALIFICATIONS
2+ years of B2B sales or account closing experience, preferably in real-estate, property management, or service contracts.
Excellent English communication (spoken and written) with professional presence.
Consultative sales skills, strong closing capability.
CRM proficiency, organized pipeline management.
Reliable computer/laptop, headset, stable internet connection.
Must work U.S. Eastern Time (8 AM-5 PM EST), Monday–Friday.
Independent contractor status — no paid holidays or leave.
COMPENSATION & TERMS
Base Pay: USD $7/hour (~₱410/hour) ≈ USD $1,120/month (based on 40 hrs/week)
Commission: USD $30-$70 per closed service contract (depending on size & scope)
Bonuses: Monthly & quarterly incentives for exceeding targets
Payment: Biweekly USD payment via EMS international payroll (Dell)

CRM update accuracy & follow-up timeliness
