Property Management Apprentice
Program Overview:
The Property Management Apprentice position is a motivated, proactive and detail-oriented to join our property management team. This position is a registered apprenticeship opportunity under the Guam Department of Labor Apprenticeship Program. Sponsored by Pacific Rim Constructors, Inc., this structured training program combines paid on-the-job training with classroom instruction, preparing participants for a professional career in office and admin services.
Position Summary:
The Property Management Apprentice entry-level role offers hands-on experience in managing residential or commercial properties, learning key aspects of property operations, tenant relations, facilities coordination, office and admin services.
Key Responsibilities:
Assist with day-to-day property management task.
Support tenant communications and inquiries
Help coordinate maintenance and repair requests
Assisting in maintaining property records and documentation
Assisting in
property inspections and report findings
Assisting with lease administration and renewals
Help monitor compliance with property regulations
Learn property management software and tools
Track and process Purchase Orders (PO’s), Invoices, ensuring proper documentation and approvals.
Preparation of billings, payment requests and other accounting-related transmittals
Other related accounting tasks and support as needed
Preparing all lease packets and applications for new tenancies
Track and manage inventory and other emergency supplies
Preparation of purchase orders and tracking
Timekeeping for maintenance crew and staff for payroll use
Maintaining a good track record of the maintenance work orders and work progress.
Maintain accurate tenant ledgers
Scheduling walk through inspections for new or moving out tenants.
Running office errands
Maintain office supplies and ensure the office environment is organized and well-stocked.
Other administrative support as needed.
Required Qualifications, Capabilities, And Skills
Must be a US citizen or resident alien.
Must be a resident of Guam for a period not less than three (3) consecutive years before entry into the program.
Mayor’s Verification must be submitted upon hire.
Must be able to attend a minimum of two (2) classes per semester as identified by program coordinator, while working forty (40) hours per week with Pacific Rim.
High school diploma or equivalent required.
Must be at least 18 years of age.
Strong interpersonal and communication skills.
Basic proficiency in Microsoft Office (Word, Excel, Outlook).
Willingness to learn and follow company policies and labor laws.
Must possess a valid driver's license.
Program Structure:
Duration: 1 to 2 years (depending on level and schedule)
On-the-Job Training Hours: As per Guam DOL standards
Related Instruction: Provided by an approved training provider or institution
Compensation: Paid apprenticeship (wage progression based on performance and completion milestones)
Career Pathway:
Upon successful completion of the apprenticeship, participants may be considered for full-time roles such as Property Management Assistant or Property Coordinator depending on organizational needs and performance.
