Quick Summary

Project Director is responsible for leading the development of a large-scale project with multiple teams, leveraging expertise in technical building, innovation, and sustainability to drive business growth.

Job Description

We are Chandos

We exist to build a better world.

Our vision is to emerge as Canada’s premier technical builder, distinguished by our relentless pursuit of innovation, collaboration, and sustainability in all that we do. Our three missions guide our daily work and help us achieve our purpose and vision. And the way we behave as we work towards these ambitious goals is to embrace and champion inclusion, collaboration, innovation, and courage.

We are 100 per cent employee-owned, and our success is driven by our employee owners. We prioritize people, purpose, and performance in all that we do.

Every employee has a financial stake in the company’s performance. When the company thrives, you benefit directly. When everyone is invested - literally - it builds a community of accountability, pride and mutual support.

We look for team members who are gritty, accountable, and driven - with a mindset rooted in initiative and purpose, you think like an entrepreneur and build strong, trusting relationships through clear communication and thoughtful dialogue, even in challenging conversations.

Trade the shovel for a paddle. Summers here involve boats, beaches and far fewer municipal snow clearing debates than the rest of us endure.

We’re looking for a Kelowna-based Project Director to confidently step up from Senior PM into Project Director in ~six months, running ground‑up commercial, institutional, and multi‑residential projects from design through close‑out.

Key Responsibilities

• Own full lifecycle delivery of ground‑up commercial, institutional, and multi‑residential projects from preconstruction through close‑out.
• Lead design review and constructability input; develop winning methodologies and clear scopes.
• Estimate and control budgets at Class D, Class B and Tender levels; prepare tender recaps and manage subtrade buy‑outs.
• Manage contract strategy and administration for open CM (CCDC 5A/5B) and converted CM (CCDC 2) models; execute CM conversions through risk identification and tender recap.
• Develop construction sequencing, site logistics, and methodology to optimize safety, productivity and schedule.
• Drive forecasting and financial reporting - maintain accurate forecasts, manage change orders, and protect margin.
• Identify and mitigate risk; capture opportunities throughout the project lifecycle.
• Mentor and develop project teams including PMs, coordinators, superintendents and support staff.
• Foster client, consultant and subcontractor relationships to secure repeat business and strong referrals.
• Support business development by contributing to proposals, scopes, and client presentations.
• Embed continuous improvement and safety excellence—standardize lessons learned and reinforce WorkSafeBC best practices.

• Fifteen (15)+ years of ICI construction experience.
• Eight (8)+ years of direct construction project management experience with a general contractor (GC) on mid‑to‑large projects (not developer/self‑performing developer).
• You turn technical complexity into plain direction, lead decisively, and give teams the confidence to deliver.
• Proven experience running ground‑up projects from start to finish in commercial, institutional and residential sectors.
• Advanced budgeting and tendering skills (Class D, B, Tender) and demonstrated CM conversion experience (CCDC 5A/5B → CCDC 2).
• Proficient with MS Project (scheduling), site logistics planning, and methodology development.
• Strong forecasting and financial reporting capabilities.
• Knowledge of BC building code, local permitting, and WorkSafeBC regulations.
• Gold Seal Certification (GSC) required
• Valid driver’s license and ability to balance office and site responsibilities

Preferred Qualifications

• Experience with collaborative delivery models (IPD, Progressive Design‑Build, Design‑Build).
