The Role:
The Preconstruction Manager will have overall responsibility for the preconstruction process from project inception through start of construction. You will be responsible for working within the estimation and bidding process while calculating the projected time frame needed to complete a project and additional factors like labor needs, materials, budgets, and potential setbacks. The Preconstruction Manager will use the appropriate computer construction programs necessary to accomplish these tasks. Their duties include communicating with personnel, contractual professionals, and vendors. You will use computer software to weigh production risks, compile reports, and make presentations to project leaders outlining their suggestions for upcoming projects. We are looking for someone with an entrepreneurial mindset to join our national team with a passion to work alongside engineers, architects, construction teams, and owners to make our projects more successful.
Responsibilities:
Effectively influence, negotiate, and communicate with owners, architects, engineers, subcontractors, suppliers and co-workers
Actively contribute to the project schedule and close-out process
Preconstruction work closely with many other professionals including consultants, contractors, accountants, and operations personnel to provide the most accurate and comprehensive financial and budget analysis for their employers
Determining what factors of production will influence the cost of a service or product
Creating labor estimates for any project and manage bids from vendors and contractors
Presenting prepared estimates to management and other stakeholders
Proposal Preparation: Lead the development of specific project scopes and prepare accurate, compelling proposals.
Estimating and Analysis: Create detailed conceptual estimates and develop scopes of work for each trade. Review scopes with subcontractors and participate in their selection process.
Client Presentation: Prepare and present final estimates to clients and owners, effectively communicating project value and details.
Schedule and Document Review: Review construction schedules and documents for value engineering opportunities, preparing, and pricing value engineering items.
Mentorship and Training: Train and mentor junior estimating staff, fostering their professional growth and development.
Data and List Management: Maintain and update master subcontractor/vendor lists by trade and develop historical data for unit pricing.
Contract Support: Assist project managers with contract negotiations, change orders, and other project-related tasks.
General Conditions: Develop and review general conditions in collaboration with project management.
Our projects are nationwide - Travel may be required
Qualifications:
Bachelor's Degree in Construction Management, Engineering, Architecture or related field of study
5-10 years of experience in commercial estimating
Mission Critical/Data Center experience is a plus
Progressive leadership of a Team required
Design-Build experience is ideal
Ability to interpret blueprints
Significant knowledge of construction methods as well as an understanding of municipalities and the permit processes
Ability to manage subcontractors and vendors
Estimating and project management experience in the commercial industrial construction industry
Knowledge and understanding of building construction combined with steel design concepts presented on architectural and engineering drawings
Ability to understand construction drawings and specifications
Ability to prepare proposals with minimum supervision
Candidates must have a strong understanding of conceptual estimating, estimating techniques and cost control
Strong written and verbal communication skills. Candidates should be able to clearly articulate bid inclusions, exclusions, and proposal clarifications with owners and subcontractors
Knowledge of on-screen estimating software, Microsoft Office Suite, Procore, etc.
Must be able to multitask and prioritize responsibilities
Procore Certified or knowledge and skill in Procore

Good verbal and written communication skills
Good interpersonal skills and a high level of professionalism
Problem solving skills and the ability to think and react quickly under pressure

Strong attention to detail and high level of organization
Reliable, dependable and professional with a strong sense of urgency
Experience with variety of building construction types desired
Thorough understanding of drawings and specifications, general contract and subcontract documents, materials, means and methods
Process and critical thinking skills with sound judgement decision-making
