We are seeking a Part-Time or Project Based, experienced Due Diligence / Phase I ESA Sr. Project Scientist/Project Manager to lead and manage environmental site assessment projects from initiation through completion. This role includes preparing and reviewing Phase I Environmental Site Assessment (ESA) reports in accordance with applicable ASTM standards, conducting senior-level technical reviews, and ensuring high-quality, defensible deliverables for clients. The Project Manager will oversee project schedules, budgets, and client communications while also supporting business needs across multiple offices and national accounts. In addition, this position plays a key leadership role in staff development by providing technical training, mentoring junior team members, and fostering consistent application of industry best practices and regulatory requirements.

Your Responsibilities as a Senior Project Scientist:

• Manage and execute Phase I Environmental Site Assessments (ESAs) in accordance with ASTM E1527-21

• Conduct site reconnaissance, including property inspections and documentation

• Perform regulatory database reviews and historical research (aerials, Sanborn maps, city directories)

• Identify and evaluate Recognized Environmental Conditions (RECs), HRECs, and CRECs

• Prepare clear, concise, and defensible Phase I ESA reports

• Manage multiple projects simultaneously, including schedule and budget tracking

• Serve as a point of contact for clients, lenders, and internal teams

• Support commercial real estate due diligence (CRE DD) efforts for transactions

• Coordinate with subcontractors and internal staff as needed

• Provide recommendations for additional assessment (e.g., Phase II ESA) when warranted

• Respond to client comments and support report revisions

Minimum Qualifications

• Experienced Environmental Professional (EP) capable of independently managing and completing Phase I ESAs

• Bachelor’s degree in Environmental Science, Geology, Engineering, or related field

• 7+ years of experience in environmental consulting

• Direct experience preparing Phase I ESAs

• Familiarity with ASTM E1527-21 and AAI requirements

• Experience with commercial real estate due diligence (lender-driven work)

• Understanding of Washington State regulations (Ecology)

• Experience with Phase II ESAs or vapor intrusion assessments

• Strong technical writing and attention to detail

• Ability to manage multiple deadlines and priorities

• Solid judgment in evaluating environmental risk

• Strong communication and client-facing skills

• Self-motivated with the ability to work both independently and as part of a team

Hourly Expected Pay Range
$36—$39 USD
