The Mortgage Post-Closing Specialist is responsible for ensuring the accuracy, compliance, and salability of closed loan files prior to investor delivery. This role focuses on post-consummation review, regulatory compliance, exception management, and coordination across multiple mortgage operations teams to meet quality, SLA, and investor requirements.

Key Responsibilities
Post-Closing Operations
• Review and validate closed loan packages for completeness, accuracy, signatures, and proper execution.
• Reconcile Closing Disclosure (CD) against Loan Estimate (LE), ensuring tolerance accuracy, fee validation, and TRID compliance.
• Perform compliance reviews aligned with federal regulations, investor guidelines, and internal policies.
• Execute Pre-Purchase Reviews (PPR) to confirm loan salability and clear conditions prior to investor purchase.
• Ensure accurate loan stacking, indexing, imaging, and delivery to investors and insurers (Fannie Mae, Freddie Mac, Ginnie Mae, and private investors).
• Track and resolve post-consummation conditions, including final title policies, recorded deeds or deeds of trust, insurance documents, and NMLS disclosures.
• Manage recording follow-ups, MERS registration updates, and collateral shipping as required.
• Collaborate with Closing, Processing, Underwriting, Secondary Marketing, and Quality Control teams to resolve exceptions and cures.
• Maintain turnaround time (TAT), service level agreements (SLAs), and quality metrics; prepare daily and weekly MIS reports and dashboards.
Quality & Compliance
• Conduct TRID audits covering CD/LE timing, redisclosures, tolerance testing, and cures.
• Identify, escalate, and remediate regulatory and investor compliance exceptions.
• Support pre-funding and post-funding QC audits, including findings remediation and audit readiness.
• Ensure adherence to information security, privacy, and data governance standards.
Process Excellence
• Drive process standardization through checklists, SOP documentation, and continuous improvement initiatives.
• Identify opportunities for automation and RPA to reduce manual effort and defects.
• Mentor junior team members and support cross-training across mortgage operations functions.
Required Skills & Experience
• Hands-on experience in mortgage post-closing, closing, and closing package validation.
• Strong expertise in Closing Disclosure (CD) and Loan Estimate (LE) reconciliation.
• In-depth knowledge of TRID regulations, including timing, tolerance testing, and cures.
• Experience conducting Pre-Purchase Reviews (PPR) and meeting investor delivery requirements.
• Familiarity with key mortgage documents, including:
• Note, Deed / Deed of Trust
• Final Title Policy
• Appraisal
• Initial CD / LE
• Change of Circumstance
• Right of Rescission (where applicable)
• Homeowners Insurance (HOI), Taxes, PMI / MIP

• Experience with LOS and document systems such as Encompass, Empower, Black Knight/ResWare, DocMagic, or DocuSign.
• Strong analytical, documentation, and stakeholder communication skills.
• Ability to manage SLAs, turnaround times, and high-volume workflows effectively.
