Maintenance Technician

Position Summary: The Maintenance Technician is responsible for the upkeep, repair, and overall appearance of commercial and residential properties at Meriam Park. This role ensures all facilities are safe, functional, and well-maintained through a variety of tasks, including general maintenance, basic repairs, preventative upkeep, and tenant service requests. The ideal candidate demonstrates strong problem-solving skills, a positive attitude, and the ability to work independently or as part of a team in a fast-paced environment. This position requires physical stamina, attention to detail, and a commitment to safety and quality while upholding Meriam Park’s core values of Build, Unity, Integrity, Loyalty, and Trust (“BUILT”).

Responsibilities:

Under general supervision, performs general maintenance and repair duties as assigned of newly constructed and future properties at Meriam Park including exterior of commercial and residential.

Ensure tenants’ concerns and work orders are resolved with urgency, quality, and service, consistent with policy and performance expectations.

Basic carpentry, hand tools, irrigation/plumbing, and electrical general knowledge to perform minor repairs and maintenance as needed.

Maintains and repairs light fixtures and receptacles; replaces light bulbs; troubleshoots and makes electrical repairs not requiring a license.

Uses safety equipment, supplies, and procedures to perform job duties as required, reports fire, sanitary and safety hazards, and the need for repairs to manager.

Takes appropriate action to resolve issues and maintain functionality and operation.

Look after apartment housing and commercial buildings to ensure everything looks clean and well-maintained and everything is in good working order.

Use of pressure washer and window cleaning

Ability to perform manual work and work in all weather and perform physical labor and other strenuous tasks including climbing, kneeling, pushing, pulling, and lifting moderate to heavy objects and ability to maneuver in small spaces including attics and crawl spaces.

Control traffic passing near, in, and around work zones with the use of proper hand signals as required.

Maintain a clean property, clean, and maintain all trash areas. Remove excess debris from all dumpsters and construction sites as needed. Pick up all trash, tools, equipment, and material from the property as needed.

Conducts routine inspections and performs miscellaneous duties including preventative maintenance and refurbishing of areas as needed.

Regularly works near moving mechanical parts and outside conditions that could/may include inclement weather, heat, humidity along with exposure to dust and concrete. Loud noisy work conditions.

Communicate effectively orally, in writing, and electronically. Ability to write and maintain records and reports; and to establish and maintain effective working relationships with others.

Determine the appropriate actions to take regarding assigned tasks. Ensures quality of completed assignments.

Inspect and troubleshoot equipment and systems as needed.

Protect organization's value by keeping proprietary information confidential.

Responsible for carrying out other duties as assigned.

Adept at multi-tasking and working in a fast-paced atmosphere with attention to detail.

Physical environment:

Able to lift over 50lbs

Physical stamina and the ability to perform manual labor for extended periods of time.

Walking/Standing often required 80% of the time

Available to work overtime or when situations require.

Must be able and willing to work outdoors, sometimes in extreme heat.

Experience using hand tools.
