The Maintenance Supervisor oversees the maintenance and operations of all building systems, ensuring that apartment properties are safe, clean, and well-maintained. This individual manages maintenance staff, coordinates repairs, and ensures compliance with safety regulations while delivering high-quality service to residents.
Key Responsibilities:
· Inspect and maintain building systems, including HVAC, plumbing, electrical, and mechanical systems.
· Coordinate and oversee preventative maintenance schedules to minimize disruptions.
· Respond to resident requests for repairs and ensure timely resolution.
· Supervise external contractors for specialized repairs or large projects.
· Hire, train, and supervise maintenance staff.
· Assign daily tasks and monitor team performance.
· Ensure proper tools, equipment, and resources are available for the team to complete tasks efficiently.
· Perform regular inspections of apartments, common areas, grounds, and equipment.
· Ensure the property complies with local building codes and safety regulations.
· Collaborate with the Property Manager to develop maintenance budgets.
· Maintain accurate records of maintenance schedules, completed repairs, and inventory.
· Communicate with residents regarding maintenance updates or scheduled repairs.
· Address resident complaints promptly and professionally.
· Provide excellent customer service to foster resident satisfaction and retention.
· Be on-call for maintenance emergencies.
· Respond quickly to situations such as leaks, power outages, or security issues.
· Develop and implement emergency protocols for the property.
Qualifications:
· High school diploma or equivalent (some positions may require a related associate or bachelor’s degree).
· Proven experience in facilities management, property maintenance, or a related field.
· Strong technical knowledge of building systems (HVAC, plumbing, electrical).
· Leadership and supervisory experience.
· Familiarity with local building codes and safety regulations.
· Excellent problem-solving and organizational skills.
· Strong communication and interpersonal abilities.
· Proficiency in maintenance software and Microsoft Office applications.
Certifications (Preferred):
· HVAC certification.
· EPA certification for handling refrigerants.
· Certified Apartment Maintenance Technician (CAMT).
Working Conditions:
· Regular exposure to construction materials, cleaning agents, and equipment noise.
· Ability to work flexible hours, including weekends and emergencies.
· Physical requirements include lifting heavy objects, climbing ladders, and standing for extended periods.
