Positions Supervised: While this role does not include direct supervision of Maintenance Technicians, it provides secondary support to the Facilities Operations Manager, assisting with coordination of maintenance activities, communication, and operational follow‑through.
Status: Full-time
Fair Labor Standards Act (FLSA) Classification: This position is classified as exempt and is not eligible for overtime under the Fair Labor Standards Act.

Position Summary: The Maintenance Manager performs and supervises general maintenance and repairs on commercial and residential rental properties, including both common areas and individual units.
Supervisory/Leadership
Provide secondary direction, guidance, and supervision of maintenance staff and contractors on the property.
Partner with the Facilities Operations Manager to prepare and implement weekly maintenance staff schedules.
Train maintenance staff to ensure proper performance of duties in alignment with company policies, procedures, and standards.
Provide timely feedback to technicians, offering positive reinforcement for strong performance and corrective guidance when needed.
Assist with developing strategies, organizational processes, and company policies related to maintenance and service operations.
General Responsibilities
Oversee preventive maintenance and emergency services (on and off hours).
Monitor quality control for daily maintenance tasks, turnovers, small projects, commercial fit‑ups, and unit renovations.
Conduct regular site walks with Property Managers to support preventive maintenance planning.
Collaborate with Property and Facilities Managers to ensure the grounds and buildings meet company standards.
Assist the Property Manager with inventory control, including monthly counts and recommendations for supplies and equipment.
Support contractor‑related activities, including bids, contracts, scheduling, and oversight of work performed.
Assist Operations and Property Managers with project oversight and identifying contractors or services to meet operational needs.
Provide training and support for CPM maintenance systems and operational processes, ensuring timely completion and documentation of work orders.
Ensure consistent implementation of company maintenance policies and procedures.
Oversee safety practices for all work projects and work orders.
Demonstrate professionalism and respect toward residents, families, visitors, vendors, and employees to maintain a courteous and responsible environment.
Perform other duties as assigned.
Knowledge, Skills, and Abilities:
Demonstrate strong knowledge and capability in areas such as cleaning, painting, lawn care, snow removal, lighting replacement, plumbing, electrical work, roof repairs, HVAC maintenance, appliance evaluation and repair, furniture/fixture relocation, sprinkler and fire alarm systems, IR testing, and related tasks.
Excellent written and verbal communication skills.

Must be proficient with Management software systems and programs.
