We are seeking a dedicated and experienced live in Superintendent, either an individual or a couple, to take on the care and stewardship of a residential property in the Ottawa area.

This opportunity comes as a valued member of our team prepares for retirement after years of meaningful contribution. Their impact has helped shape a strong, welcoming community for our residents, and we are looking for someone who takes pride in continuing that legacy.

In this role, you will be at the heart of the resident experience, creating an environment where people feel safe, supported, and truly at home. You will build relationships, maintain the property with care, and serve as a trusted, visible presence in the community.

In addition to the duties typically expected of a Superintendent professional, responsibilities will include:

Property Maintenance and Care

Conduct regular inspections to proactively identify maintenance needs

Complete repairs and upkeep with attention to quality and detail

Coordinate with trusted contractors for specialized work as needed

Maintain clean, well cared for common areas and outdoor spaces

Resident Experience and Community

Serve as a welcoming and responsive point of contact for residents

Address questions and concerns with care, professionalism, and urgency

Foster a sense of community where residents feel respected and at home

Safety and Security

Monitor building systems and respond thoughtfully to any concerns or emergencies

Uphold building standards to ensure a safe and comfortable environment

Work collaboratively with local services when required

Administrative Responsibilities

Keep clear and organized records of maintenance and building activity

Support leasing related activities and documentation as needed

Manage supplies and ensure the property is well equipped

Groundskeeping and Exterior Care

Oversee landscaping, seasonal maintenance, and overall curb appeal

Take pride in ensuring the property reflects a high standard of care

Emergency Response

Be available for on call responsibilities, including evenings and weekends

Respond calmly and effectively to urgent situations when they arise

Qualifications

Experience in property management, building maintenance, or a related field

Strong practical skills and a proactive approach to problem solving

A service oriented mindset with excellent interpersonal skills

Ability to work independently and take ownership of the role

Working knowledge of plumbing, electrical, and HVAC systems is an asset

Willingness to live on site and be part of the community

Comfort handling unexpected situations with professionalism and care

Familiarity with property management systems and digital tools is an asset

*Location:  This opportunity will be at Avalon Park, located just east of Ottawa’s core. Tucked in a quiet neighborhood near the St. Laurent area, Avalon is a community that features three high-rise towers with newly renovated balconies, updated interiors, a seasonal outdoor pool, a theatre room, fitness centre, and more.
