We are seeking a Lead Maintenance Technician to oversee maintenance operations at two affordable multifamily housing communities, supervising two Maintenance Technicians while working closely with the Property Managers to ensure high standards of safety, quality, and resident satisfaction.
As the Lead Maintenance Technician, you are both a skilled technician and a team leader. You’ll set the tone for maintenance operations, support and guide technicians, and help ensure our communities remain safe, functional, and welcoming for residents.

Key Responsibilities
Maintenance & Repairs
Perform and oversee general maintenance and repairs across electrical, plumbing, HVAC, carpentry, appliances, flooring, and building systems.
Complete and assist with unit turnovers, including inspections, punch-out, painting, and readiness for new move-ins.
Troubleshoot complex maintenance issues and coordinate repairs efficiently.
Ensure preventive maintenance schedules are followed for both properties.
Leadership & Supervision
Supervise, train, and support two Maintenance Technicians, providing direction, coaching, and feedback.
Assign daily work orders and prioritize tasks to meet property needs and timelines.
Monitor quality of work and ensure consistency across both communities.
Promote a positive, respectful, and safety‑focused team culture.
Community & Safety
Conduct routine inspections of buildings, grounds, and common areas to ensure safety, cleanliness, and curb appeal.
Help prepare for and respond to REAC/NSPIRE or other compliance inspections.
Assist in emergency response situations, including weather events, floods, fires, and after-hours on-call needs.
Ensure all safety protocols, policies, and proper tool/equipment use are followed.
Communication & Coordination
Serve as the primary maintenance point of contact for Property Managers.
Communicate maintenance priorities, ongoing issues, and property conditions clearly and proactively.
Coordinate with vendors and oversee quality of contracted work.
Interact with residents professionally and respectfully, maintaining confidentiality at all times.
Required Qualifications
High school diploma or equivalent
Minimum of 2 years of maintenance experience in property management or a related field
At least 1 year of experience leading, mentoring, or coordinating maintenance staff (formal supervisory experience preferred)
Knowledge of Fair Housing laws and commitment to respectful resident interactions
Strong customer service skills and ability to work with diverse personalities
Basic proficiency in Microsoft Suite and comfort using mobile devices for work orders
Reliable vehicle, valid driver’s license, and insurance
Ability to work a consistent schedule with occasional weekends, overtime, and on-call rotations
Ability to meet physical demands, including lifting up to 75 lbs, climbing ladders/stairs, repetitive movement, and working outdoors in various weather conditions
Preferred Qualifications
Fair Housing Certification (within the past year)
Experience working in affordable housing communities
Familiarity with REAC/NSPIRE inspection standards
HVAC, electrical, or other trade certifications
Bilingual skills (a plus, but not required)
