RESPONSIBILITES

The Junior Property Manager oversees the day-to-day operations and teams for some of the buildings within our residential portfolio consisting of 14 buildings across 7 sites in London, Ontario. As such, this position is provided with a company phone and is on call to respond to emergencies. The Junior Property Manager also plays a key role in supporting the Residential Property Manager and the whole residential portfolio with administrative operations. Responsibilities include:

Streamline administrative processes, ensuring accurate tracking of resident files and communication.

Prepare and sign notices. Attend hearings at the Landlord Tenant Board, representing BlueStone professionally.

Review payment plans, arrears, chargebacks and assist in the management of collection accounts.

Evaluate assignment and sublet applications thoroughly, making decision in accordance with company policy.

Correspond and communicate with residents to address and resolve escalated issues promptly and effectively.

Draft quarterly newsletters and create resident communication to support building operations.

Track operating expenses and key performance indicators, analyze resident feedback and propose service improvements.

Ensure work orders are completed accurately and in a timely manner.

Review, code and manage purchase orders and invoices in alignment with the approved budget.

Conduct monthly site and suite inspections preparing deficiency reports and making recommendations for preventative maintenance.  

REQUIREMENTS

2-3 years of experience in Residential Property Management.

Thorough understanding of the Residential Tenancies Act, Employment Standards Act, Human Rights Code, Fire Code, Building Standards Code, Occupational Health & Safety Act.

Computer and smartphone proficiency including Microsoft Office Suite. Yardi an asset.

Exceptional written and verbal communication skills.

Excellent time management skills.

Strong leadership qualities, including the ability to motivate, coach and develop employees.

Strong negotiation, analytical and problem-solving skills.

Criminal background check required (paid by BlueStone)

Commuting between sites, must have a valid driver's license, access to vehicle in good working order with minimum liability insurance of $1,000,000
