Industrial Property Maintenance Manager

The company manages a diverse portfolio of residential, mixed-use, and lifestyle developments across the GTA and Georgian Bay region.  

We are seeking a highly experienced and hands-on Industrial Property Maintenance Manager to oversee a portfolio of industrial properties in Toronto. 
This role focuses on building systems, HVAC/heating operations, vendor coordination, preventive maintenance, and on-site execution. 

How you will contribute

Building Operations & Maintenance

Oversee daily maintenance of industrial properties (HVAC, heating, electrical, fire/life safety, roofing, loading docks) 

Develop and execute preventive maintenance programs 

Conduct regular site inspections 

Vendor & Contractor Management

Manage GTA-based contractors (HVAC, electrical, plumbing, roofing, etc.) 

Obtain and evaluate quotes, manage contracts, and ensure service quality 

Coordinate emergency repairs 

Team Supervision

Supervise a small on-site maintenance team (approx. 2 staff)

Assign tasks and ensure timely execution

Project Support

Support small capital repairs and improvement projects

Coordinate with consultants and contractors

Assist with vacant and development-stage asset maintenance

Emergency Response

Respond to urgent building issues (heating failures, leaks, electrical issues)

Maintain emergency vendor network

What you bring to the table

10+ years of Canadian experience in industrial/commercial building maintenance

3+ years in a supervisory/managerial role

Strong knowledge of HVAC, heating systems, electrical, fire systems

Established GTA contractor/vendor network

Highly execution-oriented and responsive

Ability to work across multiple sites

Preferred Qualifications

BES certification or equivalent

BOMI/BOMA training or credentials

Technical background (asset): HVAC (313A), Gas Technician (G2/G1), Electrician (309A)

Experience with industrial or vacant properties

CMMS experience (Yardi, Angus, etc.)
