Our main restaurant, Pizza 4P’s, has 35 stores in Vietnam and manages global franchises like IPPUDO and ABOUT LIFE COFFEE BREWERS. Our core products are food and beverages, specifically pizza, with key differentiators of "House-made cheeses", "Earth-to-people" and "Omotenashi" hospitality.

I. ROLE PURPOSE
The New Store Development Planning Specialist is responsible for the strategic planning, site feasibility analysis, and project coordination required to expand Pizza 4P’s footprint. This role ensures that new locations align with brand standards, financial targets, and market demand while maintaining a seamless transition from site selection to store opening.
II. KEY ACCOUNTABILITIES
1. Market Research & Site Feasibility Analysis Analyze potential locations to ensure high-impact store placement and financial viability.
• Conduct comprehensive market research on demographics, foot traffic, and competitor presence.
• Perform financial modeling and ROI projections for proposed new sites.
• Prepare detailed site selection reports and presentation decks for executive approval.
2. Project Planning & Milestone Tracking Coordinate the pre-opening phase to ensure all development timelines are met within budget.
• Develop and manage the master development schedule for all upcoming store openings.
• Coordinate with Construction, Design, and Legal teams to ensure permits and technical requirements are on track.
• Monitor development budgets and report on variances to the Head of Development.
3. Stakeholder Coordination & Lease Management Act as the central point of contact between internal departments and external partners.
• Liaise with landlords and developers regarding lease terms, hand-over conditions, and building regulations.
• Collaborate with Operations and Supply Chain to ensure site-specific logistics are integrated into the planning phase.
• Facilitate regular progress meetings to resolve bottlenecks in the development pipeline.
III. SUCCESS METRICS & KPIS
1. Pipeline Accuracy & Delivery Measure the ability to identify and secure viable sites according to the expansion roadmap.
• % of new stores opened on or before the scheduled "Grand Opening" date.
• Accuracy of CAPEX projections vs. actual initial investment cost.
2. Site Performance Viability Track the initial success of chosen locations based on pre-opening forecasts.
• Variance between projected vs. actual foot traffic/sales in the first 6 months.
• Speed of site approval (Lead time from site identification to lease signing).
Key Influencing Factors for KPI Achievement Cross-Functional Collaboration Success depends on tight integration with the Legal team for lease vetting and the Construction team for technical site audits. Achievement of KPIs requires timely feedback from the Operations team regarding kitchen flow and layout constraints.
Geographic, Cultural, or Market Factors Must adapt site selection criteria to local urban planning trends and consumer behavior in various markets (Vietnam, Cambodia, Indonesia, etc.).
IV. REQUIRED QUALIFICATIONS
Education Background
• Minimum: Bachelor’s degree in Real Estate, Urban Planning, Business Administration, or Finance.
• Preferred: Certification in Project Management (PMP) or Real Estate Investment.
Language Proficiency
• Required: English – Advanced (spoken & written).
V. REQUIRED EXPERIENCE
Minimum Experience Duration 3-5 years of experience.
Relevant Experience
• Required: Experience in retail/F&B site selection, real estate development, or expansion planning.
• Preferred: Experience managing multi-site rollout schedules.
Stakeholder Influence & Collaboration
• Required: Proven ability to negotiate with landlords and manage cross-functional internal teams.
Industry or Domain Expertise
• Required: Understanding of the commercial real estate market in SE Asia.
• Preferred: Experience in a high-growth hospitality environment.
