Schedule: Monday–Friday, 8:30 AM – 5:00 PM
Position Summary
The Groundskeeper / Maintenance Helper is responsible for maintaining the community’s grounds and curb appeal, while also supporting the Maintenance team with unit turns, work orders, and general upkeep as needed. This position will primarily focus on grounds and exterior maintenance during the Spring/Summer months and provide increased maintenance support during Fall/Winter, as well as year-round assistance during periods of high unit turns or when extra help is needed.
Responsibilities (include but are not limited to):
Grounds & Exterior Maintenance (Primary focus Spring/Summer; ongoing year-round)
Maintain community curb appeal and common areas (grounds, landscaping, exterior walkways, amenities, clubhouse areas as applicable).
Gather and remove litter; maintain cleanliness of property grounds and exterior areas.
Remove animal waste from common areas and grounds.
Rake, mulch, compost leaves, and assist with seasonal landscaping needs.
Operate vehicles and powered equipment such as mowers, snow blowers, trash compactors, pruning saws, and other grounds equipment as needed.
Assist with property clean-up, property walks, and maintaining overall site presentation.
Support snow/ice removal and winter weather response as assigned.
Maintenance Support (Primary focus Fall/Winter; as-needed year-round)
Assist Maintenance with unit turns, including helping prepare vacant apartments for move-in readiness.
Support general maintenance tasks with direction from the Maintenance Supervisor/Regional Maintenance Supervisor and/or Community Manager.
Assist with painting and basic repair work as directed.
Support basic electrical/plumbing work only as trained/assigned and within scope.
Help with inventory organization, parts/material handling, and work order filing/tracking as assigned.
Customer Service / Standards / Compliance
Maintain the highest level of customer service for prospects, residents, vendors, and team members.
Communicate effectively with all team members and follow directions, safety procedures, and company standards.
Stay in compliance with company standards and applicable laws/regulations (Fair Housing, Landlord-Tenant, local building codes, OSHA, EEOC).
Perform other duties as assigned.
Requirements
High school diploma or equivalent
Must be at least 18 years of age
Valid driver’s license - Preffered
English language proficiency
Strong customer service skills
Ability to operate grounds equipment safely and follow safety procedures
Basic maintenance experience preferred (painting/turn support/general repairs), but not required
Knowledge of environmental/industrial hazards as they apply to residential housing
General understanding of Microsoft Suite preferred
