Position Summary:
While many properties maintain basic landscaping services, this role is designed to take our grounds to the next level. Under the direction of management, the Grounds Technician is responsible for maintaining and enhancing the overall appearance, safety, and functionality of our properties. This position plays a key role in elevating curb appeal, supporting tenant satisfaction, and maintaining standards required by our captive insurance program.
Key Responsibilities:
Landscaping & Grounds Maintenance (Spring / Summer / Fall)
Perform light mowing and general lawn care
Plant and maintain flowers, shrubs, and landscaped areas
Apply mulch, prune trees and bushes, and perform weed control
Water landscaping as needed and monitor plant health
Conduct seasonal site clean-up including leaf removal, debris removal, and trash pickup
Maintain clean, safe, and visually appealing grounds
Snow & Ice Management (Winter)
Shovel walkways, entrances, and areas between parked vehicles
Assist with plowing operations and clearing high-traffic areas
Apply salt, sand, or other de-icing materials
Assist with snow-related contracts and preparation as needed
General Grounds & Maintenance Duties
Operate landscaping and maintenance equipment including mowers, trimmers, blowers, tillers, and tractors
Perform routine equipment care, cleaning, sharpening, and basic repairs
Maintain safe work practices in compliance with OSHA and company standards
Follow captive insurance requirements by maintaining properties in safe, hazard-free condition
Maintain fences, planters, benches, and other exterior features
Indoor Responsibilities (During Inclement Weather or as Needed)
Perform basic interior maintenance tasks
Painting and light cleaning
Trash removal and upkeep of common areas
Minor repairs such as hardware installation, drywall patching, and basic troubleshooting
Perform other duties as assigned.
Work Environment
Primarily outdoor work in varying weather conditions
Physically demanding role with repetitive tasks
Fast-paced, hands-on environment supporting multiple properties
Knowledge, Skills, and Abilities:
Physically capable of lifting, bending, standing, and working outdoors in all weather conditions
Experience with landscaping tools and equipment
Ability to work independently and as part of a team
Strong attention to detail and pride in workmanship
Good communication skills and ability to follow direction
Comfortable using mobile devices, email, and basic property management software
Valid Driver’s License required; DOT license preferred or willingness to obtain
Prior experience in landscaping, groundskeeping, or maintenance preferred
