Position Summary
The Finishing Superintendent will work closely with an experienced Site Superintendent to manage assigned trades, suppliers, and site personnel ensuring quality and craftmanship while carrying the ownership of scheduling and interacting with the finishing sub-trades (drywall, millwork, flooring, windows, doors, ceilings, everything across the whole spectrum).
Position Responsibilities
Manage work on site to ensure compliance of finishing construction drawings and specifications
Plan and implement schedules, determining manpower levels, material quantities, inspections, equipment and requirements are maintained
Maintain and enforce good construction standards and quality control including deficiency lists
Maintain a safe job site and ensure that the requirements of Occupational Health and Safety and WCB are enforced
Coordinate and schedule subcontractors and suppliers
Monitor and maintain the project construction schedule on a weekly basis
Maintain control and responsibility for the security of the job site in ordinance with the Construction Safety Officers’ instructions
Monitor work performance to ensure project rules, procedures, and safety requirements are being followed
Advise Project Manager of potential problems, work interferences and schedule difficulties and assist in resolving these problems
Meet with Owners, Consultants and Architects in a professional manner and have the ability to communicate effectively both the concerns and best interests of the company
Work with trades and suppliers reviewing, planning, coordinating and supervising their tasks and deliverables for the construction project
Complete and maintain all daily logs, journals, and compliance reports related to the construction project
Prepare look ahead schedules on a weekly basis for distribution subcontractors and suppliers
Adhere to company’s purchasing (PO) procedures while ordering or receiving any needed material and equipment within delegated authority
Identify items to be submitted as Request for Information to the Architect or Engineer prior to problem development at the site
Update “as-built" conditions or changes in contract documents and coordinate with subcontractors, suppliers for implementation
Ensure all certificates and final inspections have been obtained prior to project close out
Liaise with the Customer Care team before key handovers to determine deficiency needs or possible contractor oversights.
Experience & Qualifications
Education: Minimum High School Diploma or General Equivalency Diploma required. Post-Secondary Degree or Diploma in Engineering, Building Technology, or Construction Management preferred.
Experience: Require 5+ years as a Finishing Superintendent with experience in multi-family high-rise and wood frame buildings.
Demonstrate knowledge of construction building codes and building methods.
Possess a strong understanding of the construction trades and high-rise construction projects.
Exhibit sound knowledge in reviewing and analyzing all architectural, structural, and MEP drawings.
Show attention to detail and documentation.
Demonstrate excellent organizational and time management skills.
Work unsupervised and within a team environment.
Communicate technical information effectively.
Work well within timelines.
Possess strong verbal and written communication skills.
Build strong relationships with diverse internal and external groups, and work effectively and creatively in a collaborative manner.
Work independently and make quick decisions using sound judgment.
Hold a valid BC Driver’s License and have access to a reliable vehicle.
Computer Skills: Possess knowledge of PC and a strong understanding of the Microsoft Office Suite.
Physical Requirements
The position requires the Finishing Superintendent to frequently walk, stand, and climb stairs/ladders and in/around construction site. Must maintain professional appearance and be able to work in a construction environment in all weather conditions (rain, snow, heat, hail, wind, sleet), around hazardous chemicals, dust, dirt, and other particulates. Must also have the ability to operate an automobile, read large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move and carry up to 100 lbs. independently. Finger dexterity is necessary.
