We’re looking for a leader to oversee the delivery of responsive, effective maintenance services across Council facilities. Your work will help ensure our buildings stay safe, reliable, and ready to support our community every day.

In this role, you’ll provide day‑to‑day leadership to the team handling fault response, urgent repairs, and service requests. You’ll coordinate internal teams and external contractors to make sure maintenance issues are resolved safely, efficiently, and to a high standard. You’ll keep an eye on operational maintenance budgets, escalate risks when needed, and act as a key escalation point for complex service or people‑related issues. You’ll also support continuity of service by taking part in the after‑hours on‑call roster.

Some key responsibilities include:

• Provide day-to-day leadership and supervision of a team delivering maintenance services.
• Set clear priorities and allocate work to ensure effective response to service requests and urgent repairs.
• Manage staff performance through clear expectations, regular check-ins, feedback, and formal performance review processes.
• Support workforce planning and afterhours arrangements to ensure adequate coverage and sustainable workloads.
• Foster a collaborative, accountable, and safety-focused team culture aligned with

Council values.
• Lead and coordinate maintenance services across Council facilities, including responding to faults, breakdowns, and urgent service requests.
• Support the prioritisation of maintenance issues to ensure appropriate response times are met and minimal disruption to facility operations.
• Ensure maintenance outcomes meet safety, quality, and service expectations.

• Trade qualification or tertiary training in building services, facilities maintenance, or

a related field.
• Minimum 5 years’ experience in a leadership role with a focus on reactive maintenance or property operations, or within an equivalent busy and complex operating environment.
• Strong understanding of building systems, fault diagnosis, and urgent repair coordination preferred.
• Experience managing contractors and service providers in a fast-paced environment.
• Excellent communication skills both written and oral.
• Excellent prioritisation, and problem-solving skills.
• Intermediate to Advanced computer literacy with proven experience in Microsoft office suite, in particular, Excel spreadsheets.
• Experience in local government or public sector environments preferred.
• Familiarity with asset management and maintenance systems (e.g. IPS, SPM, or similar).
• Proven record of budget management essential and familiarity with Programme/Project Management an advantage.
• Proven ability to work calmy under pressure and manage competing priorities.
• Experience in managing stakeholder and other key relationships.
• Commitment to Te Tiriti o Waitangi and understanding of Te Ao Maaori principles in service delivery.
