As a technology company experiencing significant expansion, Activate is growing rapidly across North America through a combination of self-perform and general contractor led builds.
The Director, Project Delivery is responsible for leading and executing all aspects of new store builds and retrofits of existing locations from pre-construction through to opening. This role is accountable for ensuring projects are delivered on time, within budget, and fully operational.
This role leads a project delivery team consisting of project management, installation, and facilities maintenance functions. The successful candidate will balance hands-on execution with effective delegation, ensuring projects progress efficiently while building scalable processes to support continued growth.
The Duties and Responsibilities:
New Build and Retrofit Delivery
Own end-to-end delivery of multiple store builds and renovations across North America from pre-construction through installation and pre-opening
Direct and support self-perform builds, including coordination of trades, sequencing, materials, and on-site execution
Oversee general contractor-led projects with clear accountability on schedule adherence, cost control, and change order management
Lead retrofit and renovation programs for existing stores, ensuring minimal disruption to operations and alignment with brand and performance standards
Identify risks early and implement solutions to maintain project timelines and avoid cost overruns
Project Governance
Ensure all projects meet committed timelines, approved budgets, and operational readiness standards
Operate cross-functionally, ensuring clear roles, accountability, and coordination across project management, installation, and facilities
Collaborate with Real Estate, Legal, and cross-functional teams to ensure site readiness and smooth project execution
Provide clear visibility on project status including timelines, budget performance, and key risks
Establish and refine project tracking, cost control, and reporting processes to support multi-site expansion
Lead project delivery execution directly while building a scalable structure over time
People Leadership
Lead and develop all members of the team; overseeing daily workflow and ensuring effective delivery of services
Oversee the quality of all deliverables from the team, ensuring excellence in execution
Manage performance and staff by providing ongoing coaching and feedback; tracking training and evaluations of employees
Ensure leaders are conducting checkpoints and performance assessments, as well as create development plans for staff members
The Qualifications:
Proven experience managing and delivering multi-site construction and renovation projects in a fast-paced environment
Post-secondary education in Construction Management, Engineering, Architecture, or related field preferred, or equivalent hands-on experience
Experience operating in high-growth, multi-site environments (retail, hospitality, entertainment, or franchise systems) is strongly preferred
Strong understanding of both self-perform and general contractor project models
Demonstrated ability to lead small, high-performing teams while maintaining direct accountability for project outcomes
Strong problem-solving skills with the ability to make decisions quickly in dynamic environments
Experience working cross-functionally with internal teams and external partners
Excellent organizational and communication skills with attention to detail
Ability to operate effectively within a lean structure while building scalable processes
Willingness and ability to travel in the Canada and U.S as required
Highly motivated with a strong sense of ownership and accountability
Comfortable operating in a fast-paced and evolving environment
Ability to manage ambiguity while maintaining focus on execution and results
