Job Description

Overview:

The Director of Partnership Accounting (“Director”) position is an opportunity to work with an established, dynamic and rapidly growing real estate investment company that has provided affordable housing nationally since 1971.  The position will ideally be located in the home office in Irvine, California.

 

The Director oversees a portfolio of Low-Income Housing Tax Credit (LIHTC) Investment Funds, managing day-to-day functions of accounting and quarterly and annual financial reporting.  The Director reports to the Senior Vice-President of Asset Management and works closely with other departments within the company.  The Director is responsible for the cyclical reporting and ongoing oversight of all Investment Funds and will oversee management of the Partnership Accounting team. 

Responsibilities:

Supervision

Recruit, train, and manage Partnership Accounting department.

Manage outsourced 3rd party accountants, workload, deadlines, etc.

Ensure all accounting transactions are recorded and reported in a timely and accurate manner.

Ensure that staff is staying current on all accounting issues.

Ensure projects are completed as directed within an assigned timetable.

Update, maintain, and ensure compliance with department policies and procedures

 

Investor Reports – Quarterly and Annual

Review select quarterly and annual fund financial statements for inclusion in the quarterly reports to investors.

Ensure accuracy and on time delivery.

 

Upper Tier

Coordinate with outside auditors to lead the preparing and filing process of annual financial reports.

Facilitate any updates to tax return and audit work papers accordingly due to changes in regulation and tax laws from Federal and State agencies.

Assist with review of fund audits and tax returns and research any issues or concerns.

Oversee the control sheet for the mailing of federal and state income tax returns.  Along with coordinating filing any necessary extensions for tax returns.

High focus on timely delivery of Fund audits and tax returns and providing status reports up to senior management frequently

Coordinate with outside CPA to provide annual training session.

Lower Tier

Work with Asset Management and Tax director to communicate changes in Federal and State regulations related to tax and audit to the lower tiers, and to facilitate the collection of annual reports.

Help partnership accountants, asset managers and fund managers research and resolve variances and issues that arise during the review of annual tax returns and audits.

Other Duties:

Provide department training to accounting personnel to further develop their knowledge, skills, and capabilities in the preparation of audit and tax workpapers and other tasks related to tax and partnership accounting.

Communicate and provide training in workpaper for changes and updates in tax law and regulation from Federal and States.

Responsible for the accounting of WNC related funds.

Oversee semi-annual and annual Asset Management/ Performance Fee calculation for Corporate Accounting. 

Assist Corporate Accounting with interim and annual audit items related to Partnership Accounting.

Qualifications:

Excellent verbal and written communication skills.

Working knowledge of Yardi and related system reports desired.

Proficient in all Microsoft Office 365 applications

Detail oriented with attention to accuracy, organization, and priority setting.

Able to manage a high volume of transactions with efficiency and accuracy.

Ability to operate with a high level of confidentiality.

Strong leadership, problem solving and strategic planning skills

Well versed in technical tax knowledge 

 

Education & Experience:

Bachelor’s degree in accounting or finance required.

Ten plus years of partnership accounting experience, minimum five years at a manager level supervising staff and working with financial audits and partnership tax returns.

Low Income Housing Tax Credit experience required.

Certified Public Accountant preferred.
