Nielson Development is seeking a Development Site Supervisor to serve as the field lead for our residential development projects across Southeast South Dakota. This role provides day-to-day oversight of developments and ongoing site maintenance, ensuring projects move from raw land to build-ready lots efficiently, safely, and according to plan.
The Development Site Supervisor acts as the eyes and ears in the field, coordinating contractors, monitoring site conditions, and ensuring that development plans are executed properly from early construction through the final home built in each development. This position works with the development team and the CEO and plays a critical role in maintaining the quality, functionality, and reputation of Nielson communities.

Job Responsibilities:
Development Field Operations
Oversee daily field activities across active Nielson Development projects.
Coordinate development-related construction including grading adjustments, drainage improvements, site corrections, and general field work.
Monitor development progress to ensure work aligns with engineering plans, timelines, and quality expectations.
Maintain strong communication between development planning and field execution.
Contractor Coordination
Direct subcontractors and field crews to ensure work is completed on schedule, within budget, and according to specifications.
Conduct on-site meetings with contractors as needed to align on scope, schedules, and expectations.
Coordinate equipment, materials, and site logistics to keep projects moving efficiently.
Construction Oversight
Review development plans and specifications and translate them into effective field execution.
Oversee construction activities including but not limited to: site grading and earthwork, utility installation, storm sewer systems, erosion control, curb and gutter installation, and road paving.
Monitor work to ensure compliance with state and local codes.
Inspection & Quality Control
Inspect ongoing work to ensure quality standards are met.
Coordinate required inspections with municipalities and regulatory authorities.
Identify issues early and work with internal teams to resolve them efficiently.
Maintenance
Oversee maintenance of developments until the final home is built.
Coordinate ongoing site upkeep including but not limited to: lot conditions, drainage adjustments, weed control, mowing, and erosion control.
Respond to field issues that may impact builders, homeowners, or lot buyers.
Project Coordination
Assist with maintaining development schedules and tracking progress.
Communicate field updates to the development team.
Utilize project management systems to document site activity and progress.
Field Support
Identify site challenges and implement practical solutions in coordination with engineering and development leadership.
Maintain strong working relationships with builders, contractors, inspectors, and municipal partners.
Any other duties as assigned.
Skills:
Ability to read and interpret engineering plans, grading plans, and development drawings.
Excellent problem solving and organizational skills.
Strong communication skills and ability to coordinate multiple contractors.
Qualifications:
Experience in construction, site development, civil construction, or related field operations.
Knowledge of local construction codes and safety practices.
Strong understanding of site development processes including grading, utilities, stormwater management, and paving.
Valid Driver License is required.
Work Environment:
This role is required to travel to multiple developments across southeast South Dakota, including Sioux Falls, Yankton, Madison, and other surrounding communities. This role will have a combination of field supervision and coordination with internal teams.
