ROLES AND RESPONSIBILITIES:
The Construction Project Manager will be responsible for, but not limited to, the following key areas:
Project Planning & Strategy:
Define project scope, goals, and deliverables in collaboration with senior management and stakeholders.
Develop comprehensive project plans, including detailed timelines, budgets, and resource allocation schedules.
Obtain necessary permits, licenses, and approvals.
Execution & Oversight:
Manage and direct the construction team, including site superintendents, foremen, and subcontractors.
Monitor project progress, budget expenditures, and quality control, ensuring adherence to project specifications and safety regulations.
Conduct regular site visits and project status meetings.
Manage the procurement of necessary materials, equipment, and services.
Trainee Evaluation & Program Support:
Collaborate with the Construction Foreman and Job Training Program Manager to evaluate participants in the job training program on skills demonstration, work ethic, and adherence to safety protocols.
Provide constructive feedback and mentorship to trainees to support their professional development.
Risk & Issue Management:
Identify potential risks and develop mitigation strategies.
Resolve conflicts, manage change orders, and address unforeseen issues promptly.
Maintain strict compliance with all local, state, and federal building codes and safety standards (OSHA)
Communication & Documentation:
Serve as the primary point of contact for clients, architects, engineers, subcontractors, and regulatory bodies.
Prepare and present regular project status reports to stakeholders.
Ensure all project documentation (contracts, specifications, drawings, RFI's, submittals) is accurately maintained and archived.
Financial Management:
Track project costs and labor hours to ensure the project remains within the approved budget.
Review and approve subcontractor and vendor invoices.
Manage the closeout process, including final inspections, punch lists, and warranty documentation.
QUALIFICATIONS AND EDUCATION REQUIREMENTS:
Experience: Minimum of 5-7 years of progressive experience in managing commercial or residential construction projects from conception to completion.
Licensing: Licensed General Contractor.
Knowledge: Deep understanding of construction methods, materials, sequencing, cost control, and applicable local, state, and federal regulations/building codes.
If in recovery, one year of continuous sobriety prior to hire and active and continuing participation in a recovery support program, such as a 12-step program.
Valid Alaska driver’s license and insurable under TRUE NORTH RECOVERY INC’s automotive insurance, which requires a driver to be at least 18 years of age.
Continued employment is contingent upon receipt of a satisfactory state and federal background check.
REQUIRED SKILLS:
Leadership & Management: Proven ability to lead and motivate diverse teams (including subcontractors and trainees) and manage all project phases simultaneously.
Technical Proficiency: Expertise in project management software (e.g., Primavera P6, Microsoft Project), construction accounting software, and standard office applications.
Communication: Exceptional verbal and written communication skills, with the ability to effectively negotiate and present detailed reports to stakeholders.
Financial Acumen: Strong skills in budget creation, cost tracking, and financial reporting.
Problem-Solving: Excellent organizational and analytical skills to anticipate problems, manage risks, and resolve conflicts efficiently.
