Commercial Construction Estimator

Our client is a commercial general contractor with deep roots in the Central Virginia market — a tight, hand-picked team that has built a reputation around something the larger firms often lose: genuine client partnership. They operate across a wide range of project types — healthcare facilities, commercial office, secure facilities, medical office buildings, labs, sports complexes, and ground-up vertical construction — and their clients consistently point to their communication, budget discipline, and professionalism as the reasons they keep coming back. As they grow, they're adding an Estimator who can carry bids independently from start to finish and help build the subcontractor relationships that keep the pipeline full.

What You'll Own

• Independently produce complete, turnkey commercial construction estimates from conceptual through GMP — up to $10M on your own; larger projects supported and distributed across the internal team
• Perform detailed takeoffs and scope development across commercial project types including interior finish, ground-up, healthcare, office, and specialty construction
• Build and maintain a strong subcontractor network — actively reaching out, soliciting pricing, and cultivating relationships that give the company a competitive edge at bid time
• Review bid documents, drawings, and specifications to develop accurate, defensible scopes of work
• Participate in industry events, association meetings, and networking opportunities to support business development alongside estimating duties
• Coordinate bid submissions with project leadership and ensure all pricing aligns with schedule, scope, and client expectations
• Maintain organized bid logs, follow up on open proposals, and support the handoff from awarded estimate to project execution

Requirements:
• Proven commercial construction estimating experience — the ability to walk into a project independently and produce a complete, competitive bid without being hand-held
• General contractor estimating background; trade-specific estimating experience alone is not a fit for this role
• Strong subcontractor outreach skills — you know how to build vendor and sub relationships that generate real pricing, not just placeholder numbers
• Comfortable attending industry events and representing the company in a business development capacity
• Exceptional organization and communication skills — bids are only as good as the process behind them
• No specific degree or certification required; demonstrated work experience is the primary qualifier
• Richmond-area based preferred; Virginia candidates and strong relocation candidates will be considered

Benefits:
• Base salary: $100,000–$140,000 depending on experience
