About the Role:
As a Building Operator, you will be at the heart of keeping designated areas safe, operational, and running at the highest standard. Reporting to the General Manager, you will be responsible for monitoring, improving, and maintaining all building mechanical, electrical, and physical systems. This role is critical to ensuring uninterrupted service across all operations, with safety and maintenance top of mind. What You'll Do:
Ensure the building and all public areas are maintained in a clean, safe, and presentable manner at all times, befitting a Class "A" building and ensuring a high level of satisfaction for all internal and external clients.
Troubleshoot tenant complaints and work orders, recommending cost-effective solutions in an efficient manner to sustain a high level of tenant satisfaction.
Maintain two-way communication with tenants on a professional basis, ensuring relevant information is passed on when service requests cannot be completed within specified standards, and keeping the office informed of any such events.
Implement updates to the fire safety plan as necessary and ensure life safety systems are maintained.
Work order requests may include: ceiling tile replacement, minor door/lock repairs, resetting tripped breakers, HVAC adjustments for hot/cold complaints, lighting replacement, investigating odour issues, dispatching for pest control, repairing flush valves on toilets/urinals, plunging and snaking clogged drains, assisting security in emergencies, and removing old signage from vacancies.
Assist and coordinate with the Chief Engineer on HVAC-related maintenance, quotes for repairs, and general purchasing; provide information on mechanical and building requirements when preparing for budget.
Maintain care of all tools and equipment, keeping an accurate inventory, and be accountable for all authorized purchases, stocks, and inventories.
Replace filters on all fan coil units every 3 months with documented evidence.
Assist with shoveling and salting of all sidewalks and building entrances with tenant safety and satisfaction in mind.
Perform daily monitoring of the Building Automation System (BAS) to schedule lighting and equipment operation.
Participate in on-call rotation to cover after-hours and weekend emergency calls, responding to emergency situations 24 hours a day if the on-call Building Operator is unavailable.
Perform regular inspections of all operating equipment and systems with accurate log entries; complete repair/service work orders ensuring all work is completed correctly and within specified time limits.
Implement and monitor equipment preventative maintenance scheduling.
Apply working knowledge of centrifugal chillers, heat pumps, cooling towers, water treatment, boiler systems, air handling systems, and related mechanical components; read and interpret building drawings, making them available to any trades requiring building information.
Operate and maintain fire safety, HVAC, and security systems in both fully automated and manual plant environments; bring a positive, creative outlook toward employee development as a team player who can work under own initiative with minimal supervision.
Who You Are:
2+ years' experience in building maintenance and repair.
Working experience with Yardi Voyager and Angus Anywhere software is an asset.
Current certification in the Accessibility for Ontarians with Disabilities Act (AODA).
Good understanding of Health and Safety requirements including WHMIS training.
Commitment to exceptional customer service with a positive, professional attitude.
Ability to work well under pressure in emergency situations.
Excellent interpersonal, written, and verbal communication skills.
Basic computer literacy for work order systems and communication.
Proven problem-solving and analytical skills to identify and address maintenance issues effectively.
Detail-oriented, responsible, and reliable; able to work independently.
Able to lift 50 lbs.
BES certificate is considered a valuable asset.

Compensation Package: $33.86 CAD per hour + discretionary bonus eligibility.
