Compensation & Benefits:
• Compensation: Non-exempt hourly range $17.00–$25.00 plus overtime (annualized ≈ $35,360–$52,000)

What You’ll Do:
• Perform routine preventive maintenance and light cleaning across multiple building systems (HVAC, electrical, plumbing, lighting, and envelopes) with hands-on guidance.
• Troubleshoot and assist with minor repairs to minimize downtime and tenant disruption.
• Keep common areas, lobbies, coworking spaces, and event areas clean and welcoming (dusting, mopping, trash removal, restroom touch-ups, glass surfaces).
• Respond quickly to spills; execute safe cleanup and disposal per site protocols.
• Set up and break down for events and meetings (furniture, equipment, space layout) to ensure smooth operations.
• Support safety and readiness initiatives: regular inspections, safety checks, and adherence to site SOPs.
• Help with routine maintenance requests, urgent issues, and tenant-related services (moves, service requests, access coordination) to keep operations running smoothly.
• Monitor facility conditions and equipment status; communicate needs to the Sr. Facilities Manager.
• Coordinate with vendors: track work orders, verify service quality, and ensure timely completion within scope.
• Assist with space planning and maintaining common areas, coworking spaces, and meeting rooms.
• Manage basic inventory of tools, parts, and consumables; coordinate reorders as needed.
• Maintain accurate records of maintenance activities, inspections, safety logs, and cleaning tasks; document work in the CMMS.
• Ensure compliance with safety standards, regulations, and building codes.
• Participate in on-call or after-hours rotations as needed to support operations.
Who We’re Looking For:
• Education: High school diploma or equivalent. Technical training or trade school coursework is a plus.
• Attitude: A genuine interest in facilities, maintenance, and building systems; curiosity, reliability, and a proactive problem-solving mindset.
• Adaptability: Comfortable working in a fast-paced environment with shifting priorities across multiple properties.
• Fundamentals: Basic understanding of HVAC, electrical, plumbing, and safety practices.
• Mechanical Aptitude: Comfortable operating heavy equipment as needed.
• Communication: Strong customer service skills and clear written/verbal communication.
• Independence & Teamwork: Able to work independently with supervision and collaborate with others.
• Tech-Savvy: Basic computer skills; familiarity with work order systems or facility software is a plus.
• Willingness to Learn: Eager to follow instructions, learn new skills, and adhere to safety protocols.
• Eligibility: Must have a valid driver’s license and reliable transportation for site visits.
Nice-to-Haves (not required):
• Prior maintenance, facilities, or hospitality support experience (internships or co-ops count).
• Certifications related to facilities or trades (e.g., facility maintenance, HVAC, electrical).
• Real estate or property management exposure.
• Basic budgeting, invoicing, and supplier coordination knowledge.
Physical & Work Environment:
• Regular travel to multiple properties within the portfolio.
• Must be able to lift 30 pounds.
• Ability to work in diverse environments: offices, mechanical rooms, outdoor spaces, roofs, and ladders as needed.
• Comfortable with outdoor and indoor conditions; occasional after-hours or on-call coverage.
