Estimator – Asphalt & Concrete (Commercial / Municipal)
Onsite role based in Northern Frederick County / Carroll County, MD
Position Overview
We are seeking an experienced Asphalt Estimator to join a well-established paving and concrete contractor with over four decades of success in the Mid-Atlantic market. This is a high-autonomy, client-facing role focused on commercial, HOA, condominium, retail, institutional, and select municipal projects.
The ideal candidate is a local, relationship-driven estimator with strong technical knowledge of paving rehab work who is comfortable conducting site walks, building scopes from existing conditions, and working directly with property managers and owners. This role combines estimating, light business development, and consultative client interaction — not just desk estimating.
Key Responsibilities
Prepare accurate estimates and proposals for asphalt and concrete rehab projects, including parking lots, curbs, gutters, drainage corrections, and related site improvements
Conduct site walks and evaluate existing conditions, grades, slopes, drainage, and milling requirements to ensure proper water flow and longevity of installs
Work closely with HOA boards, condominium associations, property managers, commercial owners, churches, retail centers, and shopping centers
Collaborate with internal teams on new construction and rehab projects, primarily where there is an established client relationship
Participate in a long-term initiative to modernize estimating and CRM systems, including a transition to HubSpot and AI-assisted measurement tools
Generate and manage 3–5 proposals per week at minimum, with flexibility depending on project size and complexity
Support and grow an existing pipeline generated through active outbound campaigns (approximately 140+ onsite meetings per year)
Bring in and develop new leads through existing relationships and local market presence
Operate independently after a short onboarding period (approximately 3–5 weeks) with minimal micromanagement
If performance is strong, receive dedicated administrative support to assist with takeoffs and documentation
Project Profile & Workload
Typical workload includes 2–3 projects per day, with some projects lasting several weeks
Majority of work is rehab and improvement, not residential driveways
Occasional longer-term projects (up to 12 weeks), but most work cycles move quickly
No strict bid quotas, but consistent activity and proposal output are expected
Required Experience & Qualifications
5–10+ years of experience estimating asphalt and/or concrete work, ideally in commercial or municipal paving
Deep understanding of:
Milling depths and sequencing
Drainage, slopes, and water flow correction
Rehab-focused paving solutions
Proven experience estimating and selling asphalt, concrete, and paving rehab projects
Nice-to-Have Experience
Strong concrete estimating expertise (particularly valuable in the Maryland market)
Experience with large building pads or major ground-up site work
Established clientele in Northern Virginia, where additional market coverage is needed
Compensation & Benefits
Base Salary: $75,000 – $125,000
