Summary
The Maintenance Technician II supports the Community Manager and Maintenance Supervisor in maintaining the physical assets of the apartment community. This role handles maintenance repairs, apartment make-readies, preventative maintenance, and vendor coordination while helping manage inventory and maintenance budgets. The position requires flexibility, including weekends, on‑call rotation, and some holidays, and may offer advancement opportunities to Maintenance Supervisor.
Essential Duties & Responsibilities
Perform general maintenance, repairs, and apartment make‑readies
Complete work orders for occupied and vacant units, prioritizing emergencies
Coordinate unit turns, inspections, and move‑in readiness
Perform electrical, plumbing, HVAC, appliance, drywall, pool, and grounds maintenance
Identify and report safety hazards and maintain curb appeal
Conduct preventative maintenance per company standards
Walk the property daily to identify maintenance or liability issues
Coordinate warranty and vendor services; monitor quality of work
Assist with inventory control and maintenance budget management
Respond to after‑hours service calls and emergency situations
Assist other communities as needed
Participate in training programs and perform other duties as assigned
Knowledge, Skills & Abilities
Strong troubleshooting and repair skills
Ability to prioritize tasks independently in a fast‑paced environment
Knowledge of common maintenance tools and equipment
Strong communication, customer service, and teamwork skills
Professional, dependable, and detail‑oriented
Supervisory Responsibilities
May assist with oversight or training of Maintenance Technician I or Apprentice Technicians under management direction.
Qualifications
Minimum 3 years of general maintenance or 2 years multi‑family experience
HVAC, plumbing, electrical, appliance, and pool/spa system experience required
EPA Certification (Type I & II or Universal) required
Valid driver’s license and reliable transportation
Ability to lift 50+ lbs., climb ladders, and work indoors/outdoors
Education & Certifications
High School Diploma or equivalent required; trade school preferred
CAMT, CPO, HVAC, plumbing, electrical, and painting experience preferred
Any required state or local maintenance certifications
