Acquisition Associate – Commercial Real Estate
📍 Cincinnati, OH (Onsite) - LOCAL CANDIDATES ONLY
💰 $110,000–$125,000 base + 10% discretionary bonus

We are seeking an Acquisition Associate to join a growing commercial real estate investment firm based in Cincinnati. This role is primarily focused on underwriting and due diligence, with exposure to the full acquisition lifecycle across light industrial, office, and small retail assets.
This is a hands-on opportunity to work closely with senior leadership while developing deep expertise in underwriting, transaction execution, and market analysis.
What You’ll Do
Underwriting & Due Diligence (≈70%)
Underwrite commercial real estate acquisitions using proprietary Excel-based models
Perform detailed financial analysis, valuation, and scenario modeling
Lead and manage due diligence processes, including review of leases, operating statements, rent rolls, and third-party reports
Conduct market research using CoStar and other data sources to validate underwriting assumptions
Prepare investment memos and present deal analyses to executive leadership
Assist with negotiations and communications with sellers, brokers, and third parties
Support transactions through closing and coordinate transition to asset management
Sourcing & Market Intelligence (≈30%)
Support light sourcing efforts, including broker outreach and deal tracking
Monitor market activity and investment opportunities across target asset classes
Maintain and analyze deal data using RDS and internal systems
Work closely with the VP, Director, and Manager; sourcing is primarily led by senior leadership
What We’re Looking For
Required
Bachelor’s degree (Finance, Accounting, Real Estate, or related field preferred)
3–5+ years of experience in commercial real estate acquisitions
Strong underwriting and financial modeling experience
Background in private equity real estate or commercial brokerage
Experience underwriting light industrial, office, and small retail assets
Ability to manage multiple transactions simultaneously with strong attention to detail
Preferred
Prior exposure to sourcing activities or broker relationships
